An hour south of Dallas. Real ranch and lake country.

Navarro County sits in north-central Texas on Interstate 45, about an hour south of Dallas. That makes it one of the closest rural counties to the DFW metro and a top destination for weekend ranches, second homes, and lake-property buyers from Dallas-Fort Worth. Inside the Texas Triangle. About three hours from Houston, about three hours from Austin.

The county seat is Corsicana, the largest city. Other towns include Frost, Dawson, Rice, Kerens, and Blooming Grove. Corsicana itself has a rich Texas history — the site of the first commercial oil well in Texas, dating back to 1894. The county still carries that working-Texas character into the present.

Two reservoirs anchor the lake-property market. Richland-Chambers Reservoir, one of the largest lakes in Texas, runs along the eastern and southern parts of the county. Navarro Mills Reservoir sits in the western part. Both drive active lakefront, lake-view, and lake-adjacent acreage markets. Beyond the lakes, Navarro is working ranch country — cattle, hay, and serious hunting acreage.

Ag exemption is widely available across the county under cattle, hay, or wildlife management. J4LP confirms current ag status and what it takes to keep or transfer the exemption before closing. J4LP serves Navarro County actively. Our brokerage focuses on rural Texas land and ranches across the state.

What Makes Navarro County Navarro

Named for a Tejano signer of the Texas Declaration, the accidental birthplace of Texas oil, and home to Wolf Brand Chili.

An East-Central Texas county established in 1846, with an outsized footprint in Texas history: the first major oil boom west of the Mississippi, an iconic chili brand, a fruitcake shipped around the world, and a Mediterranean naming story.

Named for a Tejano Declaration Signer

Navarro County was established in 1846 and named after José Antonio Navarro, the Tejano leader who signed the Texas Declaration of Independence. One of the few Texas counties named for a Tejano founder, and a real piece of Republic-of-Texas history right in the name.

The First Texas Oil Boom

The Texas oil industry essentially started by accident in Corsicana. In 1894, the city was drilling for a fresh water supply and hit oil instead. The strike became the first major oilfield discovery west of the Mississippi River. Spindletop got the headlines later, but Navarro County got there first.

Wolf Brand Chili

The iconic Texan chili brand was created in Corsicana in 1895 by Lyman T. Davis, who originally sold it for five cents a bowl. He famously named the chili after his pet wolf, Kaiser Bill. The wolf is gone; the brand is still on shelves across Texas.

Corsica's Texas Namesake

When the county seat was incorporated in 1848, founding father José Antonio Navarro was given the honor of naming it. He named it Corsicana after Corsica, the Mediterranean island where his father was born. A direct line from a Mediterranean birthplace to a Texas county seat.

The Collin Street Bakery Fruitcake

Established in 1896 in Corsicana, Collin Street Bakery is famous for its Deluxe Fruitcake. The internationally shipped cake has a massive shelf life and is so renowned that individual slices have been auctioned off for thousands of dollars. Mail-order Texas, still running after more than 125 years.

Twenty-One Millionaires

Thanks to the oil-boom wealth that ran for decades after 1894, Corsicana in the early 1950s had the highest per capita income in the entire state of Texas. At one point the city counted at least twenty-one resident millionaires. The Victorian and oil-era homes around the historic district still tell the story.
