You may browse the Site, save listings, submit contact forms, and download resources for your own personal, non-commercial use. You agree not to:

• Use the Site in any way that violates applicable federal, state, or local law (including TREC rules and the Fair Housing Act).
• Scrape, harvest, or republish listing data, photos, agent bios, or other content without our written permission.
• Reverse-engineer, decompile, or interfere with the Site's operation or security.
• Impersonate J4LP, an agent, or another person; or submit false information through any form.
• Use the Site to send spam, unsolicited marketing, or chain communications to our agents or clients.

Property descriptions, photographs, acreage figures, tax data, ag-exemption status, easements, mineral rights, water rights, school districts, and price information are provided in good faith from sources we believe to be reliable, including the Houston Association of Realtors (HAR) MLS, Land.com, county appraisal districts, and information supplied by sellers. All information is subject to change without notice and should be independently verified by you and your professional advisors before relying on it. Listings shown as "active," "pending," or "sold" reflect status at the time of display and may not be current.

Content on the Site — including blog posts, market commentary, ranch-preparation guides, 1031 information, and ecosystem descriptions — is provided for general education only. It is not legal, tax, financial, or surveying advice and should not be relied on as a substitute for advice from a qualified attorney, CPA, tax advisor, surveyor, or other licensed professional. Real estate transactions involve significant decisions; please consult the appropriate professionals before acting.

When you submit a contact form, valuation request, or off-market inquiry, you agree that J4LP and its agents may contact you by phone, text, and email to respond. Submitting a form does not create an agency relationship; an agency relationship begins only when a written Buyer Representation Agreement, Listing Agreement, or similar document is signed. All content on j4lp.com — including the J4 Legacy Properties name and logos, the J4 Heritage Group brand, "The Honest Take," "Building your legacy, one property at a time," photography, written guides, lead magnets, and the design and code of the Site — is the property of J4 Legacy Properties, LLC or its licensors and is protected by U.S. copyright and trademark law. The J4 ecosystem marks (J4 Fencing & Services, J4 Water Works, J4 Prefabricated Homes, J4 Real Estate) are the property of their respective owners. You may not copy, reproduce, modify, or distribute Site content without our written permission, except that you may share article links and personal-use screenshots that credit J4LP.

The Site links to and embeds content from third parties, including HAR/MLS, Land.com, CommunityMarketLeader form embeds, Google Maps, Google Fonts, YouTube, Facebook, Instagram, and J4 ecosystem partner sites. We do not control these third parties and are not responsible for their content, terms, or privacy practices. Your use of any third-party site is subject to that party's terms.

You agree to defend, indemnify, and hold harmless J4 Legacy Properties, LLC and its members, agents, and affiliates from any claim, damage, loss, or expense (including reasonable attorneys' fees) arising from your violation of these Terms or your misuse of the Site.

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Exclusive venue for any dispute arising from these Terms or your use of the Site shall be the state or federal courts located in Wharton County, Texas, and you consent to the personal jurisdiction of those courts.

We may revise these Terms at any time. The "Effective Date" at the top of this page will reflect the most recent revision. Your continued use of the Site after a change becomes effective constitutes acceptance of the revised Terms.
