J4 Legacy Properties, LLC ("J4LP," "we," "us," or "our") respects the privacy of every visitor, buyer, seller, and client we work with. This policy explains what information we collect through j4lp.com and our related services, how we use it, who we share it with, and the choices you have. We collect information in three ways:
- Information you give us directly — name, email, phone, mailing address, property address, transaction details, financing status, and any notes you include when you submit a contact form, request a valuation, schedule a showing, or work with a J4LP agent.
- Information collected automatically — IP address, device and browser type, pages viewed, referring URL, and approximate location, collected through standard web analytics (Google Analytics) and our hosting provider's logs.
- Information from third parties — when you submit a lead through a partner platform (such as a CommunityMarketLeader form, a Land.com inquiry, or an MLS portal) we may receive your contact and inquiry details from that platform.
- Respond to inquiries, schedule showings, prepare property valuations, and provide brokerage services.
- Coordinate the J4 Ecosystem partners (J4 Fencing, J4 Water Works, J4 Prefabricated Homes, J4 Real Estate) when you ask us to.
- Send transaction updates, market reports, and follow-ups related to your real estate goals.
- Improve our website, marketing, and the way we serve buyers and sellers across rural Texas.
- Comply with Texas Real Estate Commission (TREC) requirements, federal and state law, and recordkeeping obligations.
We do not sell your personal information. We share it only as follows:
- J4LP team members — agents, brokers, and staff who need it to serve you.
- J4 ecosystem partners — only when you have asked us to coordinate fencing, water, manufactured-home, storage, or rental services.
- Service providers — email, CRM, hosting, analytics, e-signature, transaction-management, and similar vendors that operate under confidentiality obligations.
- Other parties to a transaction — co-op agents, title companies, lenders, appraisers, inspectors, attorneys, and 1031 intermediaries that are necessary to close your transaction.
- When required by law — to respond to subpoenas, court orders, or government inquiries, and to protect our rights, safety, or property.
j4lp.com uses cookies and standard web analytics (such as Google Analytics) to understand which pages are most useful, improve site performance, and measure marketing. You can disable cookies in your browser. Doing so will not prevent you from using the site, but some features may not work as intended.
If you provide your phone number, you consent to receive calls and text messages from J4LP agents about your inquiry or transaction. Standard message and data rates may apply. You can opt out at any time by replying STOP to a text or by asking your agent to remove you from our list.
- Access & correction — email us to request a copy of the information we have about you or to correct anything that is wrong.
- Deletion — you can ask us to delete your information at any time. We will honor the request except where law or an active transaction requires us to keep records.
- Marketing opt-out — every marketing email includes an unsubscribe link. Texts can be stopped by replying STOP.
- Do Not Track — our site does not currently respond to Do Not Track browser signals.
We retain your information for as long as needed to provide our services, meet TREC and IRS recordkeeping requirements, and resolve disputes. We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission over the internet is 100% secure, so we cannot guarantee absolute security.
j4lp.com is not directed to children under 13, and we do not knowingly collect information from them. If you believe a child has submitted information to us, contact info@j4lp.com and we will delete it.
We may update this Privacy Policy from time to time. The "Effective Date" at the top of the page will reflect the most recent revision. Material changes will be posted to this page; we encourage you to review it periodically.
