Straight talk on the towns, land, water, schools, and counties we live in. Written by the local agents who know them, not a search portal.
Rural South Texas is not one place. El Campo is not Hallettsville. Bay City is not Bellville. The water table, the school districts, the ag exemption rules, the flood plain, the drive times, the people, the prices. All of it changes county to county and town to town.
So we are not writing one blog that pretends to cover all of it from a desk. We are building Field Notes the way we run the brokerage: a local agent who lives in a community writes about that community. El Campo is where we started, because that is home. It is the first community here, not the only one.
As we grow the J4 Heritage Group, every new market gets its own Community Connector, an agent who lives there, works there, and knows the back roads. When they join, their town gets its own field notes. Watch this page fill in.
El Campo is live now. The rest fill in as Community Connectors join the team across our seven-county footprint.

Join the teamWe would rather have one agent who knows a town than one website that pretends to know all of them.
New notes drop as each Community Connector writes from their patch of the map.
Schools, internet, the hour on Highway 59, what rural living costs, and who it is not for. The questions families ask us before they make the jump.
